Buyers. A lower average does not mean every home is discounted. Compare recent sales, condition and competing listings before making an offer.

Sellers. The steadier benchmark is not a guarantee for your home. Fewer sales make relevant comparables and today's competition especially important.

Moving. Plan the price difference between both homes, financing and completion timing together rather than relying on one average.

Investors. Check rental income, operating costs and financing separately. Resale prices do not establish returns.

Detached figures exclude acreage and waterfront and cover VIREB Zone 1. Local condo and townhome averages were not reported. Monthly average and townhome benchmark changes are calculated from published comparison prices.
